WGVassistedabuilderclientinassemblingmultiplepropertiesandchangingtheirlandusedesignationtoaccommodatedevelopmentofa52-unittownhomeprogram.The2.5acresiteconsistedofanawkwardcombinationofoldersinglefamilyhomesandcommercialusesalongabusythoroughfare;thismixofusesrequiredaGeneralPlanAmendmenttoaccommodatetheresidentialproject.Inaddition,thesite’sdevelopmentfacedcommunityoppositionbecauseoneofthehomeswasoncetheresidenceofpopularlocalhistoricfigure.

WGVcoordinatedthedesignoftheresidentialprogramandobtaineditsapprovalthroughsignificantoutreacheffortswiththecommunityandcity.WGValsometwithalocalhistoricalgroupandultimatelyproposedrelocatingthehistoricalfigure’shousetoanotherlotwithintheneighborhood;thathomewasthenmoved,remodeledandiscurrentlyoccupied.Inaddition,theWGVhelpedfacilitatetherelocationofretailbusinessesthatwereaffectedbythesite’sdevelopment.Ultimately,theprogramwasapprovedbythecityandcompletedconstructionin2022.
