Toattractagreaterpoolofdeveloper/buyers,WGVprocessedaGeneralPlanAmendmenttoresidentialuse,anddesignedaturnkeyprogramthatwouldbothappealtoresidentialbuildersandbeacceptabletothesurroundingcommunity.WGVanalyzednumerouscivilengineeringoptionstoensureanoptimalcost/benefitbalancebetweensiteworkcostsandunitcount.Theresultwasa56-unittuck-undertownhomeprogramthatwasdesignedtoblendintotheexistingsitecontours.ObtainingapprovaloftheprojectrequirednegotiationofkeychangestotheCounty’srecentlyadoptedDesignGuidelinestoincreaseyieldandrevenue.Thisprogrammaximizedthefinancialvalueofthepropertywhileaddressingconcernsraisedbytheneighboringresidents.Afterreceivingmunicipalapproval,WGVbrokeredthesaleoftheparcelonbehalfoftheDiocesetoMeritageHomes,whocompletedconstructionandsaleofthehomesin2019.
